The American Dream Gets Another Facelift

The American Dream of home ownership has taken some hits in the recession. But it remains alive and well, though with some twists that will help shape the nature of the budding housing recovery.

The American Dream takes many forms: opportunity, personal fulfillment, a financial safety net and secure retirement. Home ownership is also part of the popular definition, and while that aspect of the Dream has taken some hits during the housing bust, it remains alive and well—though with a twist.

The vast majority of Americans (79%) say the recession has caused the country to rethink the reasons for owning a home, according to a new Coldwell Banker Real Estate survey. The real value in home ownership is emotional—not financial, respondents widely agree. That is in sharp contrast to views held before the bust. Some 90% in the survey said that people bought more expensive homes than they should have and 86% agreed that people are no longer willing to stretch for a bigger house.

“Americans now recognize that they don’t need the biggest, most ornate home on the block,” says Robi Ludwig, a New York-based psychotherapist who partnered in the survey. “Rather, they can and should live within their means.”

This has potentially huge implications for the housing recovery, which has come in fits and starts this spring. The era of the McMansion may be dead, at least for now. Buyers are less concerned with leveraging into a home that will one day turn into a nest egg; they are looking for something they can easily afford and which reflects their personality and core values. In the survey, 71% said that their home is an expression of their identity.

“Our homes help to define who we are, partly because we have to ask ourselves a lot of really honest questions, including what we want in life and why,” says Ludwig. “Everything in and about our homes, from the color of our walls to our family photos, is an expression of ourselves and our family.” She says homeownership is in our DNA. “We are territorial by nature, and our homes are our place we feel rooted, safe and secure.”

This is something of a back-to-the-future shift, says Jim Gillespie, CEO of Coldwell Banker Real Estate. “It’s only been in the last few years that the conversation has shifted almost entirely to the financial aspect of homeownership,” he says. For prior generations a house has always been about having a decent place to live and raise a family. He believes reverting to this more fundamental sense of home will cement ownership as the American Dream and underpin the recovery. According to the survey:

85% of Americans always dreamed of owning a home
78% of homeowners say owning a home is one of their greatest achievements
95% of Americans feel it’s important for their children to own a home someday
93% of homeowners and 89% renters feel homeownership is still part of the American Dream
83% of renters say they want to own a home someday

History of CENTURY 21 Mike Bowman, Inc.: Meet Mike Bowman

In 1963, newlyweds Mike and Jan Bowman relocated from southern Illinois and Indiana to Fort Worth, Texas. Prior to a career in real estate, Mike worked in the engineering division for Bell Helicopter. In 1969, Mike decided to start a career in real estate and obtained his real estate license later becoming one of the top agents in Northeast Tarrant County.

Mike opened his first real estate office in Hurst on Bedford Euless Road with approximately 450 square feet of working space in 1971. His mission was to provide excellent and comprehensive services for both buyers and sellers and to assist realtors in building successful careers. In 1975, friend Allen Tappe contacted Mike about a new real estate franchise that was sweeping the nation. The name of this franchise was CENTURY 21. Mike saw the advantages and opportunities of being affiliated with a national franchise, which could give him national exposure yet keep his firm’s local identity. Mike was one of the first brokers to sign with CENTURY 21 in the Texas, Louisiana, Arkansas and Oklahoma region with director Joseph Foster.

“Being affiliated with this great franchise was one of the best things that I ever did,” Mike said. ”It gave me the opportunity to grow in my role as a real estate broker and manager. It also gave our agents the advantage of meeting and working with other CENTURY 21 agents around the country. This started a huge relocation network for agents to send their buyers and sellers to other agents across the nation. This immediately brought a higher level of service for both buyers and sellers.” Mike and Jan Bowman

Company Growth
CENTURY 21 Mike Bowman, Inc. soon outgrew its office space and moved to Hurst on Norwood Drive in 1976 with approximately 2,500 square feet. In 1980, the company relocated across the street to an office of approximately 4,500 square feet.

In 1983, Mike moved again to a larger space to accommodate his growing team of agents. The office relocated to a building on Westpark Way in Euless with approximately, 12,000 square feet. In 2000, the company expanded and opened a relocation center in the heart of the architecturally renowned Southlake Town Square.

With continued growth and more than 200 real estate professionals, the company built a new 24,000 square foot office in Grapevine, Texas right off Highway 121. Centrally located in the DFW. The office also houses mortgage and title companies. With these businesses completely under one roof, this location provides a one-stop venue for real estate related services saving buyers and sellers time and making the real estate process more efficient and smoother.

Recognition
CENTURY 21 Mike Bowman, Inc. and its real estate professionals have received numerous awards, including the honor of the being the only brokerage in the history of the CENTURY 21 system to be named the No. 1 office in the world in closed transactions 16 times! Real Trends has recognized the company for several years as having the highest per agent closed transactions annually in the nation.

About Mike
Mike has been actively involved in the community including serving as president of the Northeast Tarrant County Board of Realtors, member of the board of directors for several banks, and the first chairperson of the Adopt-A-School program for the Hurst-Euless-Bedford (HEB) Independent School District. He was invited and served on President Bush’s first presidential business advisory board.

Mike and his wife, Jan, have three children, Dave, Trisha, and Jeff, and seven grandchildren. Dave serves as Vice President of CENTURY 21 Mike Bowman, Inc.; Trisha Lynn is the founder of the All American Cowgirl Chicks® equestrian drill team in Weatherford Texas; and Jeff works in the insurance industry in Birmingham, Alabama.

Mike and Jan spend many of their weekends with the All American Cowgirl Chicks®, an organization founded by Trisha. This unique organization entertains crowds both nationally and internationally with their heart-stopping trick riding and drills. They are extremely proud of their grandchildren ranging in ages from 10 to 22.

Fort Worth ranks as fourth-best city in U.S. for job growth

Texas cities, both large and small, once again lead the pack in a new ranking of the best places for jobs.

Austin-Round Rock-San Marcos topped the chart for the fourth straight year among the nation’s 65 biggest metro areas. Houston-Sugar Land-Baytown was ranked second, followed by No. 3 Salt Lake City, according to NewGeography.com, a site which analyzes economic, demographic and urban issues.

Fort Worth-Arlington jumped to No. 4 among big cities, climbing 11 spots from 2011. Dallas-Plano-Irving dipped from fifth to sixth on the 2012 list released this week.

“In terms of big metros, Texas kicked ass as it has been doing for a number of years,” said demographer Joel Kotkin, executive editor of NewGeography and a distinguished presidential fellow in urban futures at Chapman University in Orange, Calif. Kotkin has been called America’s uber-geographer by The N ew York Times, and his latest book, The Next Hundred Million: America in 2050, predicts how the nation will evolve in the next four decades.

“Even the dullest minds on the East Coast are beginning to realize that Texas is doing something right, as much as they hate to say it,” he said.

“But it’s not just the big cities; Texas has five of the top 10 smallest cities. What’s interesting to me is that Texas been able to maintain its lead consistently,” said Kotkin, who produces the survey with Michael Shires, a professor at Pepperdine University School of Public Policy.

The best-cities lists are based on employment data from the Bureau of Labor Statistics from November 2000 through January 2012. Cities are ranked based on recent, midterm and long-term growth as well as a region’s momentum.

Texas’ job creation has been driven by several factors, Kotkin said, including a robust energy industry, an increasingly diversified economy and an affordable cost of living.

The oil patch towns of Odessa and Midland were ranked Nos. 1 and 2 among small cities after being ranked eighth and fourth in 2011. San Angelo jumped from No. 23 to fifth, and Lubbock soared from No. 74 to No. 10.

Corpus Christi, another energy center, retained its No. 2 spot among medium-size cites, followed by No. 3 McAllen-Edinburg-Mission and No. 4 El Paso.

“Fort Worth’s performance has been pretty amazing,” said Kotkin, noting the city’s 3 percent growth in the energy-construction and wholesale sectors and 6 percent gains in professional business services and financial services.

“Growth begets growth. And increasingly, growth is encapsulated in servicing the basic industries,” he said.

“That’s the story in Fort Worth. You have that blue-collar basic industry structure, but it is producing a lot of white-collar jobs at the same time.”

Kotkin is scheduled to speak June 6 at the Fort Worth Chamber of Commerce’s annual meeting.

Energy lifted many of the state’s high fliers, but Texas also leads in industrial job growth, technology and services, the study said.

Nationally, there was an economic shift as employment growth moved from the public sector to private enterprise. In more than half of the 398 metro areas surveyed, employment trends showed declines in government jobs, the survey said.

“What we found really interesting was the drop in government towns, which outside Texas were the only places to have growth during the recession,” Kotkin said

That trend was felt the most in Washington, D.C., which fell to 16th place from fifth in 2011.

The same budget constraints also hit hard in military towns that had thrived during the recession. Killeen-Fort Hood, ranked No. 1 among small towns in 2011, fell to 31st.

The same thing rippled through San Antonio-New Braunfels, home to multiple military installations, which dropped from fourth to 20th among large cities.

“San Antonio still has growth that most cities in America would kill for. But there was a 3 percent drop in government, and that’s a big sector there,” Kotkin said.

After years of sluggish growth, cities reliant on the tech sector are also rebounding, the survey said, with San Jose, Calif., jumping 22 places to No. 5 among big cities. Likewise for San Francisco, which jumped 16 spots to 17th.

Manufacturing centers are also making a comeback.

Columbus, Ind., climbed from 143rd to No. 3 on the small-cities list.

In hard-hit Michigan, a number of cities rose more than 100 places, the survey said.

Detroit, however, is still mired at No. 62 among the 65 big cities. Birmingham, Ala., came in last, while Los Angeles, last year’s cellar dweller, inched up to 59th.

Also rebounding were multiple cities that have been devastated by the housing bubble, with Miami, Phoenix and Las Vegas making improvements.

College towns, which had performed well during the economic downturn, also fell in the rankings because of state budget cutbacks and improved performances elsewhere, the study said. College Station, for example, tumbled from No. 3 among small cities to No. 97

Other small Texas cities also took a fall, with Waco dropping from No. 37 to 135 while Wichita Falls dropped from No. 169 to 218.
