Charges for
One Time Leases
1. A
non-refundable deposit of $250.00 is to be paid prior to signing the
Residential Real Estate Listing Agreement Exclusive Right to Lease
2. If the
$250.00 non-refundable deposit is depleted for the expenses related
to the leasing of the property, the owner must deposit an additional
$250.00 or Century 21 Mike Bowman, Inc. has the right to immediately
cancel the one-time lease agreement. Any monies owed to Century 21
Mike Bowman, Inc. will be immediately due and payable by the owner.
3. Leasing
commission paid to Century 21 Mike Bowman, Inc. will be paid on the
basis of 50% of the first month's rental amount as stated in the
Lease Agreement.
4. Security
Deposits must be Certified Check or Money Order and are collected
form the tenants and deposited in the Century 21 Mike Bowman, Inc.
Escrow account. They are sent to the owner by certified mail after
the Lease Agreement and The Lease Addendum Deposit Agreement
are signed by both tenant and landlord.
5. Owner must
pay deposits for utilities and utility bills until such time as the
property is leased. Tenants will be responsible for utilities after
signing the lease agreement.
6. Inspection
Fees and other fees are as listed below:

Taking pictures for owner on MLS or Century 21 Mike Bowman,
Inc. website $30.00 plus mileage at .33 cents / mile
Inspection of property

7. Century 21 Mike Bowman, Inc. may terminate the
Residential Real Estate Listing Agreement and Exclusive Right to
Lease at any time within 48 hours notice in writing to owner.
Changes in Management Fees and "Vacancy"
Charges
Management Fees are based on the percentage
charged for the amount of rent that the Management Agreement
states be collected per month as a minimum charge, even when the
property is vacant. (Reference Item A(1) and (2)of TAR
2201 form dated 10-5-05 Lease Management Agreement)
Each month Owner will pay Broker the greater of
the minimum management fee or percent of the gross monthly rents
collected that month. Reference Item 15A of the TAR 2201 form
dated 10-5-05 Lease Management Agreements)
Owners must pay up front a minimum
non-refundable reserve of $250.00 to be held in escrow to be used
at broker's discretion to pay for any expenses related to the
leasing and management of the (Reference Item 6 owners reserves)
of the TAR 2201 form dated 10-5-05 Lease Management.
Deposits for utility bills must be paid by
owner on vacant properties, or $250.00 utility reserve to be
deposited in a trust account. The reserve must be maintained at
that level until such time as the property is leased and the
utilities are transferred to the tenant. The balance of the
reserve account is to be refunded at the end of the Management
Agreement Term.
Sign and Lockbox placement is a flat charge of
$45.00Inspection fees are as listed: New
Management Agreement Property Inspection $45.00, Bi-annual
inspection - preventative $45.00, Move out Inspection $45.00, Spot
Check Inspection $30.00
Changes to
Billing of Maintenance Time and Travel Billing
Charges for next job will begin as soon as the
maintenance worker completes the prior job.
"After Hours" jobs are defined as before eight
a.m. or after five p.m. on a weekday evening, all day Saturday and
/ or Sunday.
After hours charges are as follows:
Trip charge of $30.00, Overtime labor charge at $45.00per hour.
(One and a half times the standard rate of $30.00 per hour),
Materials, and Round trip travel at .33 cents per mile.
Mileage charge at .33 cents per mile based on
travel distance from office to property.
Time and mileage to be charged for obtaining
parts and / or services on property repairs to respective owners.
Mileage will be charged for obtaining parts or
services at actual round trip distance from property to store or
vendor.
